Join us for our next East Hollywood Neighborhood Council Governing Board Meeting on Monday, August 15, 7pm.
We plan to discuss an item referred from the Planning and Land Use Management Committee for the Governing Board’s consideration. The project is for 5420-5450 Sunset Blvd, 1418-1440 Western Ave, 1441 Serrano Ave, located on the southeast corner of Sunset and Western where McDonald’s and Food 4 Less is now.
This mixed use project proposes to include:
- 95,000 square feet of commercial space
- 735 apartments (100% market rate)
- Studios: 275
- 1 bedrooms: 307
- Two bedrooms: 153
- 1409 total parking spots, 995 long term residential parking spots and the rest our short term parking for guests and for people shopping at commercial space.
- Maximum height 75′
The project does not include any affordable units and it will remove existing on-site and street trees, and includes creation of a publicly-accessible pedestrian paseo.
The PLUM Committee has recommended support for the proposed project with the following conditions:
Project proponent agrees to designate a percentage of the residential units as deed-restricted affordable commensurate with one of the affordability requirements outlined in the city’s Transit-Oriented Communities (TOC) Program Tier 3 (i.e. 10% for Extremely Low-Income households, 14% for Very Low-Income households, or 23% for Lower-Income households)
